Ready, set, rent!

On our Starting Out course, we look at the cost of renting accommodation as part of our section on household bills.  Here are our tips to help things go smoothly before, during and after your tenancy.

 Before signing the tenancy agreement:

  • First and foremost, ensure you read it carefully! Ask about anything you’re not sure of

  • Ensure you are clear on the monthly rent, deposit amount, and payment dates

  • Is a guarantor is required, and if so, who would that be for you?

  • Check what bills are included (utilities, internet, council tax, etc.)

  • Ensure you know how long the contract length and notice period is and any other rules for ending the tenancy

  • Check who is responsible for repairs and maintenance, and how you report issues

Before moving in:

  • Arrange utilities (gas, electricity, water) if they are not already set up for you

  • Set up broadband if not included (if you are going to have it)

  • Arrange contents insurance

  • Update your address with your bank, employer / university, GP, and other important services.

  • Plan your moving day logistics

  • Apply for Council Tax reduction / exemption if appropriate – find out more about the options here or here.

Upon moving in:

  • Check the inventory against what is supplied, including the condition of fixtures and fittings

  • Take dated photos and videos of every room & record any existing damage, stains, marks, or missing items

  • Mark the above on the inventory report and return to your landlord / letting agent promptly

  • Check smoke alarms and carbon monoxide alarms are provided and are working

  • Take meter readings for gas, electricity, and water as promptly as possible

  • Test all keys / entry fobs & check all doors and windows lock properly

  • Confirm appliances are working if provided (oven, fridge, washing machine, heating)

  • Check you know how to turn off water, gas, and electricity in an emergency

  • Save emergency contact numbers for the landlord / letting agent

  • Locate the fuse box and understand basic reset procedures

  • Identify fire exits and escape routes
